Common AC Problems in Florida Homes and How to Prevent Them

Florida's heat and humidity put serious demands on air conditioning systems. Here are the four most common air conditioner problems we see in Florida homes, and what you can do about them.

 

Clogged Condensate Drain Lines

This is the number one AC repair issue we encounter in Florida. Your air conditioner pulls moisture out of the air as it cools your home, and that water drains away through a condensate line. In our humid climate, algae and mold grow inside that line quickly, causing blockages.

Warning signs include:

  • Water pooling around your indoor air handler
  • A musty smell is coming from your vents
  • Your AC is shutting off unexpectedly (a safety float switch may have triggered)

Prevention is straightforward. Flush your condensate drain line with a diluted bleach solution every one to two months. Better yet, schedule regular HVAC maintenance so a technician can clear and inspect the line for you.

 

Frozen Evaporator Coils

It sounds counterintuitive in Florida heat, but frozen coils are a real and common problem. When airflow is restricted or refrigerant levels are off, the evaporator coil gets too cold and ice forms on it. Your system then loses its ability to cool your home effectively.

Common causes include:

  • Dirty or clogged air filters are blocking airflow
  • Blocked or closed supply vents throughout the home
  • Low refrigerant levels (covered in the next section)
  • A malfunctioning blower fan

If you notice ice on your unit or warm air blowing from your vents, turn the system off and let it thaw before calling for HVAC troubleshooting. Running a frozen system can damage the compressor, which is a much more expensive fix.

The best prevention is simple: change your air filter every 30 to 60 days, especially during peak cooling season.

 

Low Refrigerant

Refrigerant does not get used up like fuel. If your system is low on refrigerant, it means there is a leak somewhere in the system. This is not a DIY fix. Signs your system may have low refrigerant:

  • Your home takes much longer than usual to cool down
  • You hear a hissing or bubbling sound near the unit
  • Ice forming on the refrigerant lines or coils
  • Noticeably higher electric bills without a change in usage

If you suspect a refrigerant leak, contact a licensed HVAC technician right away. The leak needs to be located, repaired, and the system properly recharged. Topping off refrigerant without fixing the leak is a temporary fix that will cost you more in the long run.

 

Electrical Issues

Florida's summer storm season brings lightning, power surges, and voltage fluctuations that can damage your AC's electrical components. Capacitors and circuit boards are all vulnerable. Electrical failures are one of the leading reasons AC units stop working entirely during the hottest months.

Watch for these warning signs:

  • Your AC clicks on, but the fan or compressor does not start
  • Frequent tripping of the circuit breaker connected to your AC
  • Burning smells or unusual sounds when the system tries to start
  • The system turns on and off rapidly (short cycling)
